The search fee and our philosophy

Our job is to protect your interests and give a professional service for buyers. We charge a search fee as this allows us to remain independent from the seller’s agent and the seller. We do not believe that an agent can offer to work for both sides – the seller and the buyer – without some conflict of interest, so we act solely as your representative.

We work via an exclusive property search mandate. Our aim, above and beyond the work that we do during the search and the subsequent purchase process, is to recoup the search fee in our negotiations with the seller’s agent.

The search fee is payable only once you have purchased a property. Our fee is based on a sliding scale and is inclusive of TVA, but excludes Stamp Duty and purchase taxes/frais d’acquistion.

2.82% service fee
with a cap of 33,000€ TVA included

Purchase price 1.5 million —3 million

2.22% service fee
with a cap of of €54,000€ TVA included

Purchase price 3 million— 5 million

1.8% service fee with a cap of 75,000€

Purchase price 5 million and upwards

1.5% service fee
with an agreed cap
